Estate Home Specifications:
Total square footage cannot exceed 60% of the size of the home site. The first floor cannot exceed 40% of the home site size and cannot be more than 35′ in height. In addition, please review the declaration setbacks and easements along with the ARB guidelines to help determine the buildable square footage for each home site. There is a minimum square footage of 3,750 ft.² under AC, and a maximum square footage is governed by local zoning with the guidelines available upon request. The HOA will assess each home site. All sites are ready to be built with soil density testing and environmental already performed on each home site.
Each new owner must have their home design approved by the architectural review board to ensure its compatibility with the design guidelines in the surrounding neighborhood. Your new home builder would fill out an application and submitted to the ARB to become an approved builder. Construction must begin within 24 months of the home site’s closed sale date. You will then have 48 months from the closing date of your home site to complete the construction. Featured builders include Bomar Builders and, my favorite, Grey Door Luxury Homes.
